- Free in-home evaluation. We check whether the underlying tile is sound and the substrate is stable, and identify what it actually needs — clean, seal, regrout, or replace. Your written estimate is free and fixed: the number you sign is the number you pay.
- We do the work. Jeff handles the operations and problem-solving while our experienced crew provides the on-site work. Most jobs finish in one day. We bring our own equipment, drop cloths, and clean as we go.
- You inspect before we leave. If something isn’t right, we don’t leave. If anything fails within the warranty window, we come back free.

What Does It Actually Cost?
Most competitors hide pricing. We don’t.
Minimum service call: $375. Estimates are free, written, and fixed. Stone and unglazed tile (travertine, slate, honed marble) run higher per square foot than glazed ceramic or porcelain, because of product cost and method.

Why does my grout turn yellow or orange in Scottsdale?
It’s almost always the water. Phoenix-area water averages 16–20 grains per gallon of dissolved minerals — calcium, magnesium, and often iron. As the water evaporates from your tile, those minerals stay behind in the grout’s pores. Over time, the iron content can stain grout yellow or orange. Deep cleaning lifts it; color sealing prevents it from coming back.
Can you save my travertine, or does it need to be replaced?
Almost always saved. Honed and tumbled travertine in Paradise Valley homes is usually 15–30 years old, dulled by traffic and mineral buildup, sometimes etched from spills. A professional clean-and-seal restores most of the original appearance. Restoration (honing + sealing) handles the rest. Replacement is rarely necessary.
How long does a shower regrout take?
Most master showers are done in one day.
Will color sealing my grout look fake?
No — when it’s done right. We color-match the existing grout (or pick a new color with you) and apply a pigmented sealer that penetrates the grout, not a paint that coats the tile. Done correctly, it’s indistinguishable from new grout and lasts up to 10× longer than standard clear sealer.
Do you do work in HOA-restricted communities?
Yes. We work routinely in DC Ranch, Silverleaf, Troon North, Grayhawk, Desert Mountain, McCormick Ranch, Crown Canyon, and other HOA-managed communities. We carry $2M in general liability insurance and can provide a COI to your HOA before the job.
Is the work guaranteed?
Yes. Every job carries our up to 1-year workmanship warranty. If grout fails, caulk pulls, or a seal doesn’t hold under normal use, we come back and fix it free.
What if my shower has hidden water damage behind the tile?
We find this occasionally during regrouts. If the substrate is compromised, we’ll tell you on the spot, document it with photos, and walk you through your options — which may include a partial rebuild or a referral to a trusted local remodeling partner. We don’t cover damage; we surface it.
How is your service different from a carpet cleaner who also does tile?
Carpet cleaners use a steam wand and a vacuum. That’s fine for surface dirt on glazed tile, but it doesn’t restore grout, fix damage, seal porous surfaces, or work on natural stone — and the wrong chemicals will etch stone permanently. We are tile, grout, and stone specialists, not a generalist add-on.
Do you sell products if I want to maintain it myself between visits?
Yes — pH-neutral cleaners safe for sealed grout, color-sealed grout, and all natural stone. Ask your technician on site.
How fast can you get out for an estimate?

Do you do the work yourself, or send a crew?
