Why Grout Cracks, Crumbles, and Falls Out Here
Grout has a lifespan — and valley grout reaches it faster. Cement-based grout is rated to last 15–20 years with proper sealing and maintenance. Most Scottsdale and Paradise Valley homes built in the 1990s and early 2000s — DC Ranch, McCormick Ranch, parts of Gainey Ranch, much of Old Town — are now well past that window. The grout doing the original job has done its job. It needs replacing, not repairing.
Hard water and dry-wet cycles wear it from the inside. Phoenix-area water at 16–20 grains per gallon deposits minerals into grout’s pores. As the grout dries, those deposits expand and contract microscopically. Over years, the cement matrix loosens, weakens, and cracks — sometimes in clean lines, sometimes as a slow crumble.
Showers fail first. Always. The combination of constant water exposure, soap residue (which is mildly acidic), and monsoon-driven humidity is hardest on grout. We see the same pattern every week: master shower floor grout starts to thin and discolor; the lower wall grout follows; then a few tiles loosen. By that point, water has often been getting behind the tile for months. Catching it at the grout-failure stage prevents the bigger repair.

How Grout Repair Works — Step by Step
1. Diagnose first.
We start by looking at the surface in person, or via photo for a preliminary quote. We check whether the underlying tile is sound, whether the substrate behind feels stable, and whether we’re seeing isolated grout failure or systemic failure. That diagnosis determines whether you need a smaller spot repair or a full regrout — there’s a big difference, and we’ll be straight about which one you actually need.
2. Remove the failing grout.
We use specialized grout-removal tools — not a generic oscillating saw — that cut to grout depth without chipping the tile edges. Damaged grout comes out cleanly down to the proper depth (typically 2/3 the grout joint thickness, minimum). The cavity is vacuumed clean.
3. Color-match new grout to existing.
For spot repair, we match the existing grout color so the repaired sections blend. For full regrouts, you can keep the existing color or choose a new one — many homeowners use the opportunity to lighten or unify the grout. We bring sample boards on site.
4. Install new grout.
Fresh grout — sanded or unsanded based on the joint width and material — is installed with the same care a tile-setter would use. Excess is cleaned from the tile face before it sets. Lines come out clean and sharp.
5. Cure and seal.
New grout needs to cure before sealing — typically 24–72 hours depending on grout type and humidity. Once cured, we apply our professional-grade sealer (or color seal if requested — color seal lasts up to 10× longer than standard sealer and is the better choice for showers and high-traffic areas).
6. Final inspection.
You inspect the work before we leave. If anything isn’t right, we don’t leave. The work is backed by our up to 1-year workmanship warranty.
What We Find Behind Failing Shower Grout (And Why We Tell You)
Sometimes, when we remove damaged shower grout, we find water has been getting through it for longer than the homeowner realized. The signs we look for:
- Softness or movement in the surrounding tile
- Discoloration on the backerboard visible through the grout cavity
- A faint mildew smell once the grout is out
- Visible water staining or rust on the wall side
If we find any of these, we stop and show you. We photograph what we see, walk you through the options, and never proceed past the point where you’ve been informed. Sometimes the damage is minor and the regrout still solves it. Sometimes the substrate needs to be repaired before we re-tile — we can do this for shower walls. Sometimes the damage has reached a point where a partial rebuild is warranted, in which case we’ll refer you to a local contractor we trust, do the grout and tile portion when they’re ready, and you only pay for what we actually do.

Is missing or cracked grout actually a problem, or is it cosmetic?
In showers and around tubs — it’s not cosmetic. Missing or cracked grout lets water through to the tile backing, where it can rot the backerboard, the wall studs, and the subfloor. The longer it goes, the more expensive the eventual repair. On a kitchen or living-area floor, the urgency is lower — but failing grout there will eventually let dirt and moisture damage the substrate too. The simplest rule: in a wet area, fix it. In a dry area, fix it before it spreads.
Can you regrout without removing the tile?
Yes — that’s the whole point of regrouting. We remove only the old grout from between the tiles using grout-specific tools that don’t damage the tile edges. The tiles stay in place. This is what makes regrouting so much cheaper and faster than retiling.
Will the new grout match the existing grout?
For spot repairs, we color-match against the existing grout, including for aged grout that’s discolored from its original color. We bring sample boards on site. For full regrouts, you can match the original or change colors entirely. Most full-regrout customers in older homes choose a slightly lighter color than the original aged version.
How long does grout repair take?
Spot repair (single area): 2–4 hours. Single shower regrout: usually a single day. Bathroom floor regrout: a single day. Whole-home regrout: 1–3 days depending on size. Pool deck regrout: 1–2 days.
How long until I can use the shower or walk on the floor?
Walk-safe within hours. New grout needs 24–72 hours to cure before water exposure or sealing. For showers, we recommend not using them for 48–72 hours. We give you a specific timeline at the end of the job.
Do you guarantee the repair?
Yes — every grout repair and regrouting job is backed by our up to 1-year workmanship warranty. If grout we installed cracks or fails under normal use, we come back and fix it free.
Will color sealing be needed after regrouting?
Optional but recommended, especially for shower regrouts. New grout is porous — it will absorb water, soap, and minerals immediately if unsealed. We typically recommend either a standard penetrating sealer or a color seal, which also locks in color and lasts significantly longer. We’ll explain the difference and the cost difference in your estimate.
What if you find water damage during the regrout?
We stop, document it with photos, and walk you through your options before proceeding. We never hide what we find, we never proceed without your approval, and you only pay for what we actually do.
Can you repair epoxy grout?
Epoxy grout — common in some Paradise Valley and Silverleaf custom builds — is harder to remove but yes, we work with it. The removal step takes longer and the per-foot cost is higher than for cement-based grout. We’ll identify it on the in-home visit.
We’re listing the house — is regrouting worth it before selling?
Yes, in most cases. Fresh grout in showers and kitchens is one of the higher-ROI pre-listing improvements. Buyers respond to clean, sharp grout the way they respond to fresh paint. We can usually schedule pre-listing jobs on short notice.
